We review the property's assessment, research comparable sales, perform an income analysis, thoroughly review the issues particular to the property, and discuss our findings with you. If the research indicates that a property is over-assessed, we will formalize the market analysis to use as evidence of market value while providing representation on all property tax matters.
Property Tax Advisors has reviewed hundreds of independent appraisals completed by certified appraisers. This has given us the understanding of many different approaches to appraisal techniques and allows us to be well versed in what appraisals will be successful in achieving a tax abatement.

Appraisal & Market Analysis
Our firm proactively tracks and researches commercial market activity throughout northern New England. We have access to numerous commercial databases and are continuously corresponding with brokers, owners and tenants. Our proactive approach, along with our knowledge and experience having worked on hundreds of properties, gives us the ability to not only perform appraisals on commercial property, but we can do so in a short turnaround time.
Representation
Our service is effective taxpayer representation, allowing us to minimize our client's property tax expense. We do this by providing representation though all phases of the tax abatement process which includes:
Meeting and negotiating with assessors throughout the year, before or after filing for abatement and/or appealing to the state.
Representation during municipal revaluations (which occur every five years).
Representation at hearings in front of the BTLA and NH Superior Court.
